2 and 3 storey Victorian and 'turn of the century' dwellings tend to be robustly built making them in general ideal for conversion to 1-bedroom, 2-bedroom and studio flats; and often have the potential for attic conversions and rear extensions.

HMO's (Houses in Multiple Occupancy)
 
The definition of an HMO is a house which has been converted entirely into bedsits or other non-self-contained accommodation for tenants who share kitchen and bathroom facilities.
 
PROJECT TITLE: Conversion of 3-bedroom dwelling house
 
This project provided 'Accredited Accommodation'.  The proposed use was that of providing emergency accommodation to single people and families who have been accepted as statutory homeless.  As the accommodation was for not more than 6 persons living together as a single household ie sharing communal facilities (kitchen, sitting room and garden) it did not constitute a 'change of use'.  Therefore a 'Certificate of Lawful proposed Use' was applied for and granted.

Communal areas comprise the sitting room, kitchen and garden.  No external alterations were required and a design that kept internal alterations to a minimum now provides 4no en-suite rooms.
